The Peabody Group is responsible for over 104,000 homes and 220,000 customers across London and the Home Counties.

We have 20,000 care and support customers. Our purpose is helping people flourish. We do this by providing great homes and services, by making a positive difference to the communities we serve and by providing an inclusive and inspiring place to work.

Peabody draws on over 150 years of history and expertise. Our new, bigger organisation has been inspired by the response to the 'Cathy Come Home' era of poor quality housing and poverty in Post-War Britain as well as George Peabody's vision of providing safe and affordable housing for the working poor of Victorian London.


What we do

As well as being a housing provider we also deliver an extensive range of community programmes.

We have 160 years of history, experience and expertise. Our purpose is inspired by two great social movements:

Grassroots community action in response to the 'Cathy Come Home era' of poor quality housing in post-war Britain led by organisations like Family Mosaic.

George Peabody’s letter to his original Trustees emphasised a clear social purpose: ‘to ameliorate the condition of the poor and needy of this great metropolis and to promote their comfort and happiness’. 160 years later, this social purpose still stands true.

We are an organisation with people at the heart and equality, diversity and inclusion at the core of our culture. We ensure our customers feel heard through meaningful engagement, and our new Peabody Academy will enable colleagues and customers to develop and grow together.

We are focused on getting the basics right

We are focussed on getting the basics right, including providing an effective repairs service, investing more in our existing homes and providing simple and easy access to our services through a new locality model and new digital offer.

We are passionate about creating a sustainable Peabody

We are passionate about creating a sustainable Peabody, working with customers to co-design solutions to tackle climate change. We are committed to developing new social homes, investing in communities and care and support services and becoming a sector leader in placemaking.
